Wadham & Isherwood success in Quarry Street, Guildford – 3 Deals Completed


Wadham & Isherwood have completed 3 deals in Quarry Street, Guildford in the last 2 weeks.

54 Quarry Street  Acting on behalf of AMB Properties Ltd, Wadham & Isherwood have completed the letting of 54 Quarry St to Solicitors KJS Ltd. This town centre period building had been refurbished to the highest standard with great attention paid to every detail. The Grade II Listed property (1915 sq.ft. approx) is arranged on basement, ground and two upper floors and has the benefit of its own landscaped garden.

The building was air conditioned and was let on a 10 year lease at a rent of £40,000 per annum exclusive (just over £22 per sq.ft. on the office space).

The tenant, KJS Solicitors are an expanding regional firm of solicitors with various locations across the South East. When they first looked at the property, an opening in Guildford was not their priority but having seen the building, which they said was “exactly the type of town centre property they were looking for and was the best refurbishment they had seen”, changed their priorities and had no hesitation in taking the building.

The property, arranged on lower ground, ground and two upper floors, where the layout on each floor comprises a number of interlinked rooms, has a terrace at the back with excellent views over the River Wey and a gross internal area of £4,550 sq.ft. approximately. Terms were originally agreed on a subject to planning basis but the planning consent change of use came through and the sale has completed at a figure of £850,000. Carroll House, 11/12 Quarry Street   Further along the street at Carroll House, 11/12 Quarry Street, Wadham & Isherwood acting on behalf of Volterra Ltd (Street Group of Companies) have arranged a letting of the ground floor of the building to Redleaf Research. Redleaf have taken a 5 year lease subject to a 3 year tenants break on the suite (880 sq.ft.) at a rent of £14,000 per annum exclusive.
