Acting on behalf of the Steamer Trading Cookshop, Wadham & Isherwood have re-let the Fourth Floor Penthouse suite at Highpoint, Sydenham Road, Guildford to Punch Global Management Ltd.
The suite (576 sq.ft.) was re-let at a rent of £25 per annum exclusive on the basis of a five year lease subject to a mutual break at the end of the third year of the term. The rent agreed shows an increase of approaching 10% on the rent agreed with the previous tenant to extend its lease in June and the whole transaction was included in less than a month.
Commenting on the deal Peter da Silva said “the fact that we have four offers for these premises plus a number of other enquiries whilst this suite was in solicitors hands reflects the shortage of good quality small suites currently available in Guildford town centre. This shortage of good quality accommodation is generally true of most size ranges across Guildford, Woking and much of the South East and coupled with a reasonable level of demand is slowly leading to improve rents and a general hardening of terms in an improving market”.
