Acting on behalf of BEGG Nominees (c/o F & C Reit Asset Management) we have recently let a total of 8,181 sq ft at 84 North Street and 173 High Street in the centre of Guildford.
84 North Street and 173 High Street comprise adjoining properties recently refurbished to Grade A air conditioned office standards.
The total space let is the result of 3 deals.
At 84 North Street, the first floor of the building (3,767 sq ft) has been let to Optos, eye laser specialists, and Orefisx ITM, a computer software company, on the basis of a 5 year lease at a rent equating to £22/sq ft.
The Co-Op Bank has taken the rear second floor of 84 North Street (2,576 sq ft) on the basis of a 10 year lease, with 5 year tenants break at a rent equating to £21/sq ft.
The remaining floor at 173 High Street (1,838 sq ft) has been taken by ITM, on the basis of a 5 year lease with 3 year break at £18.50/sq ft. ITM already occupied the first floor (3,032 sq ft) where they were paying £20/sq ft and the lease on this floor was extended as part of the deal, such that ITM now occupy the entire upper parts of the building.

The property has been let to The Rape and Sexual Abuse Support Centre (RASASC) for a term of 5 years at an initial rent passing of £12,500 per annum inclusive (£12.50 per sq ft).
